Before you bid a job or sign a subcontract, make sure your certificate of insurance meets the typical requirements. Select your state and project type to see what coverages, limits, and endorsements a GC will expect on your COI.
A certificate of insurance is the first document a general contractor reviews when qualifying a roofing subcontractor. If your COI does not show the required coverages, limits, and endorsements, you will not get on the job. It is that simple.
The requirements above reflect typical GC expectations for the project type and state you selected. Actual requirements vary by contract, and many large GCs and property owners have their own specific insurance requirements that may exceed these benchmarks.
Common mistakes roofing contractors make with COIs include listing the wrong named insured, not requesting additional insured endorsements in advance (which can take days to process), and failing to verify that waiver of subrogation and primary/non-contributory language are included. Address these before you need the certificate, not the day before the project starts.
If your current insurance program cannot meet COI requirements for the projects you want to bid, a roofing insurance specialist can help you get the right coverage in place.
